How to choose and work with an Austin TX Realtor?
As a buyer, one of your most important tasks is for you to make a decision regarding which Austin TX Realtor you will work with when looking for someone to represent your best interests in your home buying decision.
In Austin TX, Realtors should always provide you with their Real Estate License Number. For example, my Broker Associate License Number is 0474437. When you see this number, you can figure out how long the person has had their Austin TX Realtor Licenseā¦in my case, that is just over 10 years. If you see someone with a number in the 555000, that would place them about 5 years or so. Choose experience when you have a chance.
You are not hiring an Austin TX Realtor to be a taxi cab driver to show you property. You should be hiring them for their negotiation skills and their ability to help you plan out your Austin TX Real Estate buying plan of action for the next several years. Let’s make sure you have these screening criteria for yourself.
Make sure that your Austin TX Realtor has their Certified Residential Specialist designation. Only the top 4% of the agents in the entire country have this CRS designation. You must attend specific educational courses and must also have closed several transactions before you can receive the designation. Always ask your prospective Austin TX Realtor agent if s/he has received their CRS designation. If they haven’t, do yourself a favor and call around and make sure you work with an Austin TX Realtor that has the CRS designation.
Do the cell phone call test? Call your prospective agent two or three times to see if they actually pick up their cell phone and return calls within 10 minutes. When you are in the buying process, your Austin TX Realtor must be able to be reached practically every minute of the day during the workday and on the evenings when you are in the middle of a potential offer and/or counter offer. You should demand this level of service for someone who expects you to commit to working with them exclusively. Expect them to answer your calls.
Get an experienced agent, who has his/her CRS designation, who is available to answer your calls and the calls from other agents. That’s who you should work with as your Austin TX Realtor.
